What is Legal Mapping?
Mapping and measurement for the purposes of conveyancing , leasing and title registration is something that should be carried out with care and by a professional competent person.
When selling or subdividing a property you will need to provide your solicitor with a Land Registry Compliant Map which has the land for the new Title clearly and accurately mapped.

Importance of Legal Mapping.
There are major, well documented issues with the correlation of Land Registry Folio Maps and the Ordinance Survey Mapping due to the process by which the Folio Maps were digitised.
From research carried out at TUD (DIT) it has been shown that over a third of properties in the country have boundary issues where by the folio line does not match the boundary in use or the features on the OS mapping. In our experience we have found this to be true.
The Land Registry operates a non-conclusive boundary system which means that the map does not indicate whether a boundary includes a hedge or wall or ditch etc. However, the physical features along which the boundaries run must be accurately identified.

Before a sale you should have the boundaries of the property surveyed, this will serve to verify the perimiter and accurately calculate the area.
Once agreed the survey will be a permanent record of the property boundary, a safe guard for the future should a dispute arise or to reestablish a boundary should it be removed.
